Unique Challenges: This new TPC property in the undesirable region of Naples delayed by permitting issues, but the developer did not want to miss the 2006 sales season. The company needed to generate interest in a project that was not built yet and had no on-site sales operation. An oversaturated market rated as the number one overpriced market in the country meant the investor market was drying up. The developer needed to reach a user market and get into the details of the future lifestyle. Cotton & Company utilized 3-D animation and a new broadcast campaign to reach a strong baby-boomer market; used the website to capture prospects; analyzed survey information to determine product interests and develop a builder program; and targeted primary buyers through e-mail communication to promote the initial sales release.
