to the area, incorporating Valle's acclaimed style of traditional townhome neighborhood design, which features elements such as setbacks and small fences for
a sense of place and privacy, and carriageways that access rear-facing garages to keep streets uncluttered, as well as greens, courtyards and fountains.

Unique Challenges: Create demand for an end-user product by building a family community that is attractive to first-time home buyers and single income families with
a price from the $300s. Montclair needed to separate from the competition to create uniqueness in the product, as this development is one of three new communities on the same street in an area where no new developments have come into the marketplace in quite a while. Cotton & Company helped create a three-part branding campaign to showcase an established builder that is
new to the area.
